Carter-Hazel & Associates provide leasing, managing, marketing, and overall maintenence of residential properties throughout the Metropolitan Atlanta Area. We strive to maintain the investment and income in the property and to maintain the physical features of the building. Our property managers are licensed, and in most cases, hold dual licensure in real estate and appraising. Among our primary duties are to secure and keep tenants, to provide financial records and accounts, and to provide upkeep and maintenance of your property. We perform the functions of fiscal management, physical management, and administrative management.
At Carter-Hazel & Associates, we have a fudiciary responsibility to our investors and to our tenants. Our goal is to generate the largest net return on investment to the property owners. In order to achieve this goal, we rely on our working knowledge of property maintenance, leasing, accounting, income tax, insurance, real estate law (especially contracts and agency principles), and human relations. Our fees are based on a percentage of gross income (after deducting for vacancies and other rent loses) without taking into account operating expenses.
